Mango Groves: Builder-Grade Plumbing Reaches the End of Its Run
Mango Groves is a two-unit single-family subdivision about 1.6 miles west-northwest of Seffner's crossroads and 0.2 mile from Mango Dog Park. Unit 1 addresses were issued in September 2001 and Unit 2 in February 2003, and the county recorded 20 PVC sewer mains, 0.91 mile in all. It mails as Seffner 33584 but sits in the Mango census area.
Its sewer goes to the county's Falkenburg basin, not the Valrico basin that serves most of Seffner, and a CR 579 pump station sits 0.12 mile from the centre. The houses are 21 to 25 years old, with builder-grade tanks and fixtures at the point where failures begin. The census tract around them is 41 percent renter-occupied, with 22 percent of units in two-to-four-unit buildings.
Falkenburg Basin, Pump Stations and What They Mean for a Backup
Eight county pump-station labels lie within 0.8 mile, so a repeat backup that affects several houses can be a station or force-main matter for the county, at (813) 307-1000. If one house is slow and the rest are fine, the stoppage is in that house's line and we clear it. Tell us which situation you have first.
Water is county South-Central, chloraminated with a corrosion inhibitor. Our chloramine and fixtures note explains why rubber parts in toilets here wear on a schedule.
Mango Groves Services, Aimed at Builder-Grade Age-Out
Original equipment from 2001-03 is the common thread across these seven.
- Emergency Plumbing Repairs — A failed tank on a 22-year-old heater is the typical emergency; we shut off the water and breaker, then price the swap.
- Plumbing Repairs — Original kitchen cartridges, toilet bases and dishwasher drains make up the repeat repair tickets in these two units.
- Plumbing Installation — Fixture upgrades on 2001-03 slabs usually mean new stops and supply lines tied to existing drains.
- Leak Detection — Dry Candler sand lets slab leaks hide, so we start with the meter and a pressure test before any listening.
- Water Heater Repair & Replacement — This is the biggest category: original tanks at 22 years, anodes long gone and replacements priced in writing.
- Repiping (PEX) — Builder-grade parts fail long before the pipe does, so the quote here is for fixtures and valves, not for new lines.
- Drain Cleaning & Hydro Jetting — On the pumped Falkenburg basin we ask whether neighbors are slow too before sending a cable down the line.
Duplexes Next Door, Dry Sand Underfoot
Candler sand at 64 to 72 feet drains fast, the FEMA zone is X at every point sampled and flood damage is unlikely. That leaves the usual 21-to-25-year problems: heater tanks, fill valves, disposals and faucet cartridges. InterNACHI lists faucets at 15 to 20 years and disposals at about 12.
Around the subdivision are townhomes, villas and older small-building stock. Mango Ridge Townhomes, Pine Landing Villas and Oak Valley are separate communities from Mango Groves, and the tract median year built is 1981, so older plumbing is nearby even though this plat is newer. The burst-pipe guide is worth a read before you need it.
Mango Groves Units and the Townhome and Rental Plats Around CR 579
Mango Groves is a two-unit single-family subdivision from 2001-2003, set among townhomes and apartments that the county records separately.
- Mango Groves Unit 1 — Addresses issued September 25, 2001, on Mango Cross Ct, Mango Fruit St and Mango Groves Blvd, with about 85 parcel rows.
- Mango Groves Unit 2 — Addresses issued February 17, 2003, on Prickly Pear Way and Park Pl, with about 107 parcel rows.
- Mango Ridge Townhomes — Phases 1 and 2 on CR 579 with county mains recorded in 2005, a townhome plat rather than part of Mango Groves.
- Pine Landing Villas — County mains recorded in 2004, another multi-family plat near the subdivision, built a few years after Unit 1.
- Laurel Bay Townhomes and Casa de Francesco — County mains recorded in 2024, which makes them the newest construction around the subdivision.
- Mango Terrace Apartments — County mains recorded in 2023; a listing-site street and plat name for apartments, not single-family homes.
- Oak Valley — A county sewer project from 1978 about 0.4 miles east; an Oak Valley Townhomes plat also exists.
- Mango Hills — An OpenStreetMap place label around Clay Pit Rd and E Old Hillsborough Ave.
Mango Groves Landmarks: CR 579, the I-4 Exits and the Dog Park on Clay Pit Road
Two interstate exits and a county dog park locate Mango Groves, and most of its other anchors are within a mile.
- CR 579 — The county road at I-4 Exit 10, the main road serving the subdivision.
- I-4 and I-75 interchange — Exit 9 on I-4 is the I-75 interchange in Mango, a short drive west.
- Mango Dog Park — At 11717 Clay Pit Rd, with separate small- and large-dog areas, dog washes and water fountains.
- Clay Pit Rd and E Old Hillsborough Ave — Local roads on the west side of the subdivision that anchor addresses around the park.
- Mango Elementary School — Located on Laura St and sitting 0.58 miles south-southwest of the subdivision.
- St. Francis of Assisi church — At 4450 CR 579, 0.38 miles from the subdivision according to a county sewer project label.
- Seffner-Mango Branch Library — Serves Seffner and Mango from a N Kingsway Rd site that lies east of the subdivision.
Mango Groves 2001-2003 PVC Mains, the Falkenburg Sewer Basin and a Rental-Heavy Tract
Mango Groves sits in a different county sewer basin than most of Seffner, and in a tract with many more renters.
- Two county plat units were address-issued on September 25, 2001 and February 17, 2003, and 20 PVC mains totaling 0.91 miles were installed from 2001 to 2003. Homes are about 21 to 25 years old, near the age when builder-grade water heaters and fixtures commonly start failing.
- All 5 sampled points in Mango Groves fall in the county's Falkenburg wastewater basin, not the Valrico basin that covers most of Seffner. A different basin means a backup is routed through a different network than in east Seffner.
- A pump-station label named CR 579 sits 0.12 miles from the subdivision center, with 7 more within 0.8 miles. Sewer flow depends on pumps here, so a repeat backup can start at a station or force main.
- Census tract 121.07 is 41.0% renter-occupied, with 22.4% of units in two-to-four-unit buildings. Duplex and small-building rentals generate repeat plumbing calls beside the owner-occupied subdivision, with a different decision maker on each call.
- Elevation is 64.5 to 71.8 feet on excessively drained Candler sand, in FEMA Zone X at all five sampled points. Dry, high ground makes flood risk to water heaters low, so leak and pressure issues dominate.
- The tract median build year is 1981, with 29.2% of units built in the 1970s. Much of the housing around Mango Groves is 45 or more years old, so older galvanized or copper plumbing is plausible nearby.

CALL 813-733-7188Mango Groves Questions: Aging Heaters, Dishwashers, Faucets and Toilets
Rust-colored water from the hot tap only, moisture or rust at the base of the tank, a drip from the relief valve, popping or rumbling, and an age past 12 years. Water pooling under the unit means the tank has failed. Shut off the water and the breaker, then call; replacement runs $1,200 to $2,500 installed.
Usually a clogged disposal inlet, a drain hose without a high loop or air gap, or debris in the sink trap. A new disposal also has a knockout plug that must be removed. Drain clearing runs $125 to $250, and a disposal swap, if the unit is the problem, runs $125 to $350.
InterNACHI lists faucets at 15 to 20 years, which puts the original faucets in 2001-03 houses right at the edge. A drip often means a worn cartridge or seat, repairable in one visit within our $125 to $350 band. If the finish is pitted, a new faucet installed runs $200 to $450.
Sweating wets the whole length of a cold line evenly, drips from the surface and eases when the air dries; a leak wets from one spot, at a joint or fitting, and keeps going. Wrap a dry paper towel around the spot for an hour. If it is a hidden leak, detection costs $200 to $450.
Either. A loose closet bolt or failed wax ring lets the bowl rock and leak at the base; a cracked or low flange needs repair. Pulling and resetting a toilet with a new wax ring runs $250 to $450. We check the floor around the base for softness first.
