PARSONS POINTE PLUMBER FOR FAMILY-SIZED HOUSEHOLDS ON THE HIGHEST GROUND IN SEFFNER

Parsons Pointe homes are about 23 years old and sit well above any flood line, so the plumbing story is about demand: a tract averaging 3.4 people per household runs heaters, drains and valves harder.

Parsons Pointe Plumbing Is a Question of Load

Parsons Pointe is a subdivision on the east side of N Parsons Ave, about 1.4 miles north-northwest of Seffner's crossroads. Four plat units were address-issued between December 2001 and June 2003, and the county recorded 28 PVC sewer mains in 2002. The streets carry the Pointe spelling: Parsons Pointe St, Star Pointe Dr, Maple Pointe Dr and Sable Pointe Ave.

Two things stand out. This is the highest ground in Seffner, 86 to 94 feet on excessively drained sand, in FEMA Zone X. And the census tract averages 3.43 people per household against 2.56 in the neighboring tract, with a median age of 32. More people means more showers, more laundry and a harder-working water heater.

Bigger Households, Harder-Working Plumbing

Hot-water demand scales with people, and a 22-year-old heater sized for a smaller family runs out first. Washers, dishwashers and disposals add load to drain lines and stops. When we size a replacement we ask who lives there and when they shower. The repair-or-replace guide helps when the heater is the question.

InterNACHI puts a garbage disposal at about 12 years, so a 2002 original in a busy kitchen is probably on its second or third unit. Faucets run 15 to 20 years, which means the first cartridges in this plat are due now.

How Our Services Fit a Busy Parsons Pointe House

More people means more wear, so each of these leans on capacity and age.

  • Emergency Plumbing Repairs — In a full house a dead heater is felt by morning; we treat it as a same-day call and hold common tank sizes.
  • Plumbing Repairs — Shower cartridges, washer hoses and disposals take the heaviest wear in family-sized homes.
  • Plumbing Installation — Added fixtures such as a laundry sink or second dishwasher need the supply and drain capacity checked first.
  • Leak Detection — High, dry sand lets slab leaks vanish, so the meter and pressure tests carry the search.
  • Water Heater Repair & Replacement — Sizing is the main question: we ask household size and shower habits before recommending a tank or tankless.
  • Repiping (PEX) — Seldom on the table for a house this new in a big household; worn valves and cartridges get replaced one at a time.
  • Drain Cleaning & Hydro Jetting — Heavy laundry and kitchen use clog branches before mains, so most visits are single-fixture clears.

High Ground, Pump Stations and Mobile Homes Down the Road

High ground cuts flood risk to near nothing, so a wet floor here is a pipe problem. Five county pump-station labels sit within 0.8 mile (Parsons Pointe, Coade Stone Dr, Kingsway #2, Pine St #2 and #3), so a repeat backup that reaches several houses can start at a station, not a house line.

The tract also holds 255 mobile homes, 20 percent of units, including two parks whose county sewer projects date to 1980 and 1984 about a tenth of a mile north of the plat. Infill nearby, Vineyard Reserve (2016), Parson's Landing (2021) and Davis Heather Estates (2023), adds new PVC. Our pressure diagnosis order suits a house with many showers.

Parsons Pointe Units and the Parsons Avenue Plats From 1970 to 2023

Parsons Pointe is a 2001-2003 subdivision with newer infill plats around it and a 1970 plat to the south.

  • Parsons Pointe Phases 1 and 2 — Four plat units with address issue dates from December 2001 to June 2003, about 245 parcel rows including some common tracts.
  • Estates at Parsons Pointe — A listing-site name for part of the same area; treat it as Parsons Pointe rather than as a separate plat.
  • Vineyard Reserve — 26 addresses assigned in September 2016 on Vineyard Reserve Ct and Coade Stone Dr, with county mains recorded in 2017.
  • Parson's Landing and Davis Heather Estates — Recent infill with PVC mains recorded in 2021 and 2023; Davis Heather Estates was formerly the Taylor Road Subdivision.
  • Seffner Village MHP — Formerly Mercer Mobile Home Park, with county mains recorded in 1980 and 1984, about 0.1 to 0.2 miles from the north edge.
  • Parsons Woods Phases 1 and 2 — A 2011-2013 plat 2.6 miles south, in the Brandon census area, with 14 PVC segments recorded in 2011-12.
  • Groves North — South on Parsons Ave, a plat whose county mains were recorded in 1970, the oldest sewer record near Parsons Pointe.
  • Diamond Ridge — A subdivision on S Parsons Ave with county mains recorded in 2017, among the newer plats on the corridor.

N Parsons Avenue, the I-4 and US-92 Corridor and Nearby Schools

Parsons Pointe sits just south of the interstate on the west side of Seffner, and its landmarks are mostly schools and parks.

  • N Parsons Ave — The north-south road along the subdivision, where Parsons Pointe, Vineyard Reserve and Parson's Landing all take their address.
  • Interstate 4 and US-92 — The highway pair lies 0.5 to 0.8 miles north of the subdivision.
  • Armwood High School — On US-92, about 0.8 miles west of the subdivision, which is the nearest of the schools named here.
  • Seffner Community Park and Gardens — The Comm-UNITY Park styling used by the county, 0.4 miles east-southeast of the plat.
  • Seffner-Mango Branch Library — County library branch for both towns; its Kingsway Rd location is within a short drive of the subdivision.
  • W Old Hillsborough Ave — Runs south of the subdivision, close to the latitude of the old Seffner grid.
  • N Kingsway Rd — The collector east of the subdivision that holds the library, a middle school and the community park.

Parsons Pointe: 2002 PVC Mains, High Ground and Pumped Sewer

The highest, driest ground in this part of Seffner also has some of its most uniform sewer records.

  • Four plat units were address-issued between December 13, 2001 and June 30, 2003, and all 28 county mains are 8-inch PVC installed in 2002. Homes are roughly 22 to 25 years old, so original water heaters are at or past typical tank life.
  • Elevation at Parsons Pointe and Vineyard Reserve points is 86.3 to 94.3 feet, against 38 to 52 feet at Lake Weeks and Lake Shore Ranch. Elevated, excessively drained sand makes flood-related water heater loss unlikely, so slab moisture means a leak rather than a drainage problem.
  • Census tract 121.08 has a median age of 31.9 and 3.43 people per household, compared with 2.56 in neighboring tract 121.06. Larger, younger households run more laundry, showers and dishwashing, which adds demand on fixtures and water heaters.
  • The tract has 255 mobile homes (19.9% of units), and two mobile-home-park sewer projects from 1980 and 1984 sit about 0.1 miles from Parsons Pointe's north edge. Mobile-home and park plumbing differs from slab houses, so the type of home matters even for neighbors.
  • Five county pump-station labels lie within 0.8 miles of the plat center, including Parsons Pointe, Coade Stone Dr and Kingsway #2. Sewer here is pumped in places, so a backup can be a station or force-main issue rather than a house-line problem.
  • Parsons Woods, a 90-parcel-row plat from 2011-2013, lies in the Brandon census area but takes Parsons Ave addresses. Parsons Ave addresses mix Seffner and Brandon labels, so the mail address and the census area can disagree.

Parsons Pointe: tell us how many people live in the house

Household size drives heater sizing more than square footage. Text that number plus a photo of the data plate to 813-733-7188 and Tim will quote a tank or tankless in writing.

Parsons Pointe Questions: Heater Size, Laundry, Showers and Disposals

Often. Five people showering within an hour can empty 40 gallons, and the last shower runs cold. A 50- or 75-gallon tank, or a tankless unit sized for two showers at once, is more typical. Tell us who lives there and when they shower and we size from that. Tank replacement runs $1,200 to $2,500.

A standpipe and trap that cannot keep up, lint and soap scum narrowing the branch, or a partial clog downstream. If the overflow comes from the standpipe, we check its height and the trap. A single-fixture clog runs $125 to $250 and often clears in one visit.

Either the tank ran out or a worn pressure-balancing cartridge lets cold through when a toilet flushes. If it happens only in that shower, suspect the cartridge, a $125 to $350 repair; opening a wall for a pinhole leak behind it runs $350 to $900. If every shower does it, suspect the heater.

A hum with no spin usually means a jam, often cleared with a hex wrench at the base. If it leaks at the housing or the motor is burned out, replace it; InterNACHI lists disposals at about 12 years. A swap falls within our $125 to $350 standard repair range.

Check them yearly for bulges, cracks or rust at the couplings, and replace any you cannot date. A burst hose can run unattended for hours. Braided stainless hoses cost little compared with the water damage, and we install them with a shut-off check as part of a repair visit.
