Plumbing in Valrico, FL: Skirts and Slabs
The Census counts 2,197 mobile homes in Valrico, 14 percent of the stock, and they cluster in ZIP 33594, where 16 percent of units qualify against about 3 percent in 33596. Plumbing under a skirted home is crawl-space work: flexible supply runs, small-diameter drains and a water heater squeezed into a closet.
The other half is newer. About a third of Valrico homes were built between 2000 and 2009 and the median year is 1996, so most lines are plastic and most calls are fixtures, first-generation heaters and leaks, not failed old pipe. Some parcels inside the census area even carry Dover's ZIP 33527, so the street matters more than the town on the envelope.
What 2000s Valrico Houses Wear Out First
Builder-grade tank heaters installed in 2003 to 2006 are now 18 to 22 years old, past the 6 to 12 years InterNACHI lists for a conventional tank. Add original toilet fill valves, hose bibs and supply stops and one house can need five small repairs in a year. Grouping them into a single visit saves four return trips; our cost guide prices each part.
Copper Ridge's 171 county sewer mains are all PVC from 1996 to 2001, and Somerset's 54 are PVC too, so the public side is modern. A slow drain in those plats more often sits inside the house than under the street.
Skirted Home or Slab House: Services We Book in Valrico
One word on the phone, skirt or slab, changes what goes on the truck.
- Emergency Plumbing Repairs — Under a manufactured home a burst supply line floods the crawl space out of sight, so we close the main and trace the wet run from below.
- Plumbing Repairs — Hose bibs, toilet fill valves and 20-year-old supply stops fill the repair tickets in the 2000-09 plats.
- Plumbing Installation — Fixture swaps in a park home need correctly sized supply connections and a drain that clears the floor deck.
- Leak Detection — Meter checks and pressure tests locate supply leaks before anyone opens a skirt or a slab.
- Water Heater Repair & Replacement — First-generation tanks from the mid-2000s lead the volume here, along with smaller units in manufactured homes.
- Repiping (PEX) — In a manufactured home a repipe means new PEX runs under the floor; in a slab house it means walls and attic, so quotes differ widely.
- Drain Cleaning & Hydro Jetting — County sewer serves most of Valrico; we clear house drains and point mainline backups to the county's Valrico system.
Older Plats, Thinner Records: East Brandon Estates and Brandon East
On the 1970s plats near Valrico Rd and Miller Rd the county's records are patchy. All 35 mains under East Brandon Estates, laid in 1974, list no material, and 15 of 57 under Brandon East do too. On those streets a camera run answers what the paperwork cannot.
Flood exposure is a creek-corridor matter. FEMA's A and AE zones touch 6 of 32 mapped points across Valrico and none of 30 sampled parcels in each of nine plats, while ground runs from 21 to 110 feet. Check your own address on the FEMA map before planning heater placement.
Valrico Plats From Brandon-Valrico Hills Estates to Taho Woods
Valrico's plats run from county mains recorded in 1971 to houses finished in 2019, and the pipe material on record gets more complete the newer the plat is.
- Brandon-Valrico Hills Estates — 187 parcels built 1976-1988 (median 1979) plus a 130-lot second plat from 1982-83; 67 of 68 county mains are PVC.
- East Brandon Estates — Streets off Brandywine Dr and Washington Rd with 165 parcels built 1975-2012, median 1980; its 35 county mains, all laid in 1974, list no pipe material.
- Valrico Vista — 97 houses from 1988-1998 (median 1993) on Valrico Vista and Ridgemore drives; 17 PVC mains date to 1988.
- Brandon East Subdivision — 285 parcels centered on 1973-1978 houses; of 57 mains from 1971-77, 42 are PVC and 15 have no recorded material.
- Parkwood Manor — 117 parcels built between 1973 and 2006 with a 1979 median, and 16 PVC mains recorded in 1978.
- Mulrennan Groves North and Meadowood Estates — 316 parcels built 1984-1996 around Mulrennan Rd; 63 PVC mains were recorded between 1984 and 2007.
- Copper Ridge — 934 parcels built 1995-2004 (median 2000), the largest plat here; all 171 county mains are PVC, laid 1996-2001.
- Somerset — 609 houses built 2001-2005 near SR 60 and Mulrennan Rd; the county files its 54 PVC mains under the name Kings Mill.
- Taho Woods — 85 houses from 2018-2019 on the Dover Rd side, the newest pocket, with Meadowgrove (2019-21) and Valri Forest (2023-25) beside it.
Valrico's Spine Roads, Wastewater Plant and Community Landmarks
SR 60 and four north-south roads organize most Valrico addresses, and the Alafia River forms the southern edge.
- SR 60 (East Brandon Blvd) — The east-west spine through the middle of Valrico; the route is recorded in local history as Hopewell Road.
- N Valrico Rd — North-south road along the western edge of the community; several of the 1970s plats sit close to it.
- Mulrennan Rd — North-south road that serves the Mulrennan Groves, Meadowood and Somerset area just off SR 60.
- N Dover Rd wastewater plant — The county's Valrico wastewater plant stands at 1167 N Dover Rd, and the service area named for it covers Valrico.
- Lithia Pinecrest Rd — A diagonal road that runs south from SR 60 toward the Alafia River and Lithia.
- James McCabe Theater — The former Valrico Civic Center, built with $3,500 raised by W.F. Miller and now a community theater.
- Alafia River — Defines the south edge of the community; the far southeast corner near the river includes mapped flood-hazard points.
- Diamond Hill Golf Club — Golf club on Sydney Rd, used as a reference point for addresses on the Dover side of Valrico.
Valrico by the Numbers: ZIP Differences, Blank Main Records and Permit Rules
Census ZIP figures, county main records and FEMA samples describe a Valrico of mostly newer plastic plumbing with older pockets near Valrico Rd.
- ZIP 33594 has 2,245 mobile homes among 14,062 housing units (16.0%), while ZIP 33596 has 276 among 10,438 (2.6%). Manufactured-home plumbing, with supply and drain runs under the floor, is a different job from a slab house, and most of it sits on the 33594 side near the SR 60 parks.
- ZIP 33594 has a median build year of 1995 with 16.9% of homes built before 1980, while ZIP 33596 has 1993 and 8.9%. The 1970s and 1980s plats concentrate on the 33594 side, so water heater and supply-line replacement questions are more likely there than in the newer 33596 plats.
- All 35 county mains under East Brandon Estates (laid 1974) have no recorded material, while all 171 mains under Copper Ridge (1996-2001) are recorded as PVC. Where the public record is blank, a camera inspection of the line serving the house answers what the street record cannot.
- FEMA maps show A or AE flood zones at 6 of 32 Valrico grid points, yet at none of 30 parcels sampled in each of nine plats. Flood exposure for water heaters and slabs follows creek and river corridors, so the specific address matters more than the Valrico name.
- County land-use codes mark 14 mobile-home-park or migrant-housing parcels inside Valrico, including the 84-acre Featherrock 55+ park on E 60 Hwy. Hookup arrangements in parks can differ from platted streets, so it is worth asking who maintains a line before repairs start.
- Hillsborough County's inspection page lists a plumbing final inspection as necessary for water heater replacement and repiping, and Building Services answers exemption questions at (813) 272-5600. Water heater swaps and repipes are inspected work in the county, so ask whoever quotes the job how the permit and inspection will be handled.

CALL 813-733-7188Valrico Plumbing Questions, From Skirting to PRVs
The swap itself is familiar; the sticking points are access to the closet, the size the closet allows and the condition of the floor beneath it. We read the data plate and measure first. Tank replacement runs $1,200 to $2,500 installed, and a skirted home may add time for access.
Rules vary by park and by whether you own the lot, so ask management before booking. We can put the scope in writing for them, and the work is done to Florida plumbing code whatever the park prefers. Do not skip the call; some parks restrict skirting removal.
Often not. Diaphragms wear, and a tired valve lets street pressure through; model-code language caps building pressure at 80 psi with a regulator. A gauge on a hose bib tells us in two minutes. A PRV replacement falls in our $350 to $900 repair band, and high pressure shortens toilets and heaters.
Fill valves, flappers, toilet and sink supply lines, hose bibs and the heater's anode rod tend to reach the end of life in the same stretch. InterNACHI lists 15 to 20 years for faucets and 6 to 12 for tank heaters. One visit beats five.
Not for plumbing. Mailing ZIPs and census lines do not match here, and some parcels inside Valrico carry Dover's ZIP 33527. What matters is whether you are on county water and sewer or a well and septic tank. Tell us the street and the plat and we will ask the right questions.
