Hunters Lake Plumbing, New Beside Old
Hunters Lake sits about three miles south of Seffner's crossroads and mails as Seffner 33584, though it lies in the Brandon area. The Reserve at Hunters Lake has 80 single-family houses built 2015 to 2019, with a median of 2,891 square feet, four bedrooms and three baths. Beside it stand retail and a large apartment complex built from 2020 to 2023.
The interesting part is who lives next door. Hunters Cove (median 1979 and 1982), Oak Forest (134 houses, 1978-81), Winchester Woods (1984-86) and Grove Park (1984-85) are plats 40 years old or more, inside the 1978-to-1995 polybutylene window. The new houses need installs, fixtures and heater service; the old streets get repipe and leak-detection calls.
A Sewer System With Two Birthdays
The county recorded 20 new PVC mains here in December 2014 with the Seffner Valrico lift station in January 2015, while lift stations from 1978 (Forest Oak) and 1987 (Windhorst #2) still operate nearby. All 58 gravity segments mapped in the area are 8-inch PVC, with 113 mapped PVC laterals.
Water mains in the same box are 150 segments, 137 PVC, 11 ductile iron and 2 asbestos-cement, with 70 laid in the 1970s and 47 in the 1980s. Street pipes rarely cause a pressure problem, so check the house first. Our repair-or-replace guide fits the Reserve's 7-to-11-year-old heaters.
Hunters Lake Services, Matched to the Street You Live On
New streets and old streets share a phone number but not a checklist.
- Emergency Plumbing Repairs — A leak in a three-bath Reserve house can run a long way before anyone notices, so we start at the main and the manifold area.
- Plumbing Repairs — The Reserve brings first-element, hose-bib and fill-valve visits; the older plats bring stops, cartridges and flappers.
- Plumbing Installation — Three-bath layouts take added fixtures well, since the supply runs were sized for heavier use.
- Leak Detection — On 1978-86 slabs a meter test and pressure zoning come first, and the polybutylene window raises the stakes.
- Water Heater Repair & Replacement — Demand in a three-bath house guides tank size, and 7-to-11-year-old Reserve heaters need flushes and anode checks.
- Repiping (PEX) — This is a call for the 1978-86 plats only, and only with leaking fittings or repeat pinholes as evidence.
- Drain Cleaning & Hydro Jetting — County sewer here is both brand new and 40 years old, so a camera shows which era your house line falls into.
Three Baths, Bigger Heaters and Quiet Slabs
Reserve houses have three baths against two in the neighboring plats, so more fixtures, higher hot-water demand and often a bigger tank or a tankless unit. Elevation is 57 feet on excessively drained Candler sand in FEMA Zone X, so the heater is a demand question, not a flood question.
The tract is 96 percent owner-occupied with only 59 mobile homes, so nearly all calls are homeowners on conventional slab houses. The twice-a-year checkup keeps the newer houses ahead of their first replacements.
Hunters Lake's Reserve, Village and Neighboring Plats From 1978 to 2013
The Reserve at Hunters Lake is the newest single-family housing on this side of Seffner, sitting next to plats built forty years earlier.
- Reserve at Hunters Lake — 80 single-family homes built 2015-2019 (median 2016), with sewer recorded in December 2014.
- Village at Hunters Lake — A 241-unit apartment complex built in 2021 plus retail, so not a single-family neighborhood.
- Hunters Cove Units 1 and 2 — 30 homes built 1978-1986 in Unit 1 and 41 homes in Unit 2, with medians of 1979 and 1982.
- Oak Forest — 134 homes built 1978-1981, the largest of the older plats here, on county sewer recorded in March 1978.
- Winchester Woods — 37 homes built 1984-1986, with county sewer recorded in April 1984, six months before the Grove Park sewer.
- Grove Park Units 1 and 2 — 110 homes built 1984-1985, with county sewer recorded in October 1984, a few months after Winchester Woods.
- Lakemont Hills Phases 1 and 2 — 250 homes built 1987-1995, with sewer recorded in March 1987, making it one of the larger plats nearby.
- The Willows Unit 3 — 139 homes built 1988-2009 with a 1992 median, so the plat spans two decades of construction.
- Ridge Crest Units 1 to 3 — 249 homes built 2005-2013, a mid-size plat that is much newer than the 1978-1986 streets.

- N Valrico Rd and S Kingsway Rd — County collectors that frame the neighborhood on its east and west sides.
- E Wheeler Rd and E Windhorst Rd — Two more county collectors serving the area, running between the Valrico and Kingsway corridors.
- Hunters Lake parks — Hunters Lake Park, a dog park, a community park and tennis courts, all mapped in OpenStreetMap near the plat.
- North Brandon Sports Complex — County athletic complex 0.93 miles from the plat center, the biggest recreation site near the Reserve.
- Seffner Elementary School — The Cactus Rd school is the closest elementary to the Reserve at about 0.68 miles in a straight line.
- Yates Elementary School — Located on Kingsway Rd, 1.44 miles away, the second school in range.
Hunters Lake: Warranty-Age Houses, Newer Sewer and 1970s-80s Neighbors
Hunters Lake holds both the youngest and some of the oldest single-family plumbing in this part of the county.
- The Reserve at Hunters Lake has 80 single-family homes built 2015-2019 with a median year of 2016, the youngest single-family housing near Seffner. Warranty-age plumbing means most calls are installs, fixtures and water heater service rather than repipes, since the pipe itself is only about a decade old.
- The county recorded 20 new PVC mains (3,488 feet) and the Seffner Valrico lift station together in December 2014 and January 2015. The area mixes brand-new and 40-year-old county sewer, so backups on the older streets are the likelier main-line questions.
- Reserve homes have a median of 2,891 square feet and 3 bathrooms, against a 2-bathroom median in Hickory Hill and Kingsway Oaks. Extra bathrooms mean more fixtures, a bigger or tankless-capable water heater and higher hot-water demand.
- Next door are 1978-1986 plats: Hunters Cove (medians 1979 and 1982), Oak Forest (134 homes, 1978-1981), Winchester Woods and Grove Park. Polybutylene supply pipe was installed in houses from about 1978 to 1995, which makes repipe and leak-detection calls plausible on the same streets.
- County water mains in a box around the plat total 150 segments: 137 PVC, 11 ductile iron and 2 asbestos-cement, with 70 installed in the 1970s. The street system is mostly 1970s-80s PVC, so pressure complaints rarely trace to the main.
- Census tract 122.08 is 95.8% owner-occupied (2,120 of 2,214) with only 59 mobile homes. Nearly all calls are homeowners on conventional slab homes; the 57.3-foot elevation and FEMA Zone X mean no flood-zone rule for heaters.

The street tells us the build year, and the build year tells us what to bring. Text yours and a photo of the problem to 813-733-7188 and the written price follows.
CALL 813-733-7188Hunters Lake Questions: Recirculation, Repipes, Aging Tanks and Smells
It depends on how long you wait at the farthest bathroom. A recirculating pump keeps hot water moving so the tap runs hot in seconds, but it adds energy use and a part that can fail. A point-of-use heater near the far bath is the alternative. We measure the wait, then price both options in writing.
When evidence piles up: pinholes in more than one place, leaking fittings on gray polybutylene, or whole-house pressure loss from internal rust. One failed joint does not qualify. A whole-house PEX repipe runs $4,500 to $12,000, and a second quote makes sense at that size.
Usually worth servicing if it is not leaking. Flush the tank, check the anode and test the elements. InterNACHI lists tanks at 6 to 12 years, so you are in the window where replacement is a fair planning item, not an emergency. Element and thermostat work runs $150 to $450.
Bacteria in the tank can react with the magnesium anode rod and produce a sulfur smell in hot water only. Flushing the tank and swapping the rod often cures it; if the cold water smells too, the cause lies elsewhere. Anode, flush and element work falls in the $150 to $450 band.
Check toilets first: drop a dye tablet in each tank and see if color reaches the bowl. Then read the meter with every tap off and watch the low-flow dial. If it moves, a line is leaking. Text us the readings; detection runs $200 to $450 and is credited toward the repair.
